Tolgus Masterplan
CornwallLHC developed a landscape-led masterplan in 2013 for a major extension to Redruth, on an area of former tin mines. The masterplan proposed 650 homes, including affordable units; 4000sqm of employment/community facilities; strategic and community open space, landscape remediation and access to surrounding countryside.

Outline planning permission was granted in 2013 for the first phase consisting of 370 houses, 2000sqm of employment space and significant open space. In conjunction with the outline permission, detailed permission was granted for a scheme to downgrade the A3047 dual carriageway (the former Redruth bypass). Extensive consultation resulted in a scheme that provided significant benefits to the local community including open space; safer, more accessible streets and a new strategic gateway into Redruth town centre and the key regeneration corridor.
