A key feature of the development is its flexiblity, providing both light industrial and office space. This development will encourage improvement of the estate and will provide opportunities for approximately 65 jobs.

The site was challenging, involving the diversion of a culvert, and contaminated land which required a level of gas protection to the buildings. Additionally, there were Party Wall issues and negotiations required with the Petroleum Officer, as the development is immediately adjacent to a petrol filling station. Despite the challenges the development achieved a BREEAM Very Good rating.
